THE PROCESS

Our firm’s work usually progresses through a series of phases in which we build on the discoveries and decisions we make in the previous phase. We produce and review drawings of increasing detail and specificity. Typical phases are:

I. Schematic Design

The first step in the process is to gather and analyze information and perform all the work necessary prior to actually designing your home. During this time we formulate a detailed “program” which defines your needs and objectives: function, size and relationship between spaces, character and image, and a host of other considerations that affect how you will live in your home. We analyze your site and determine the best placement of the house and spaces within to capture views and sunlight.

II. Design Development

Conceptual brainstorming and exploration define this portion of the design process. It begins with the creation of concept diagrams and rough sketches. During this time we determine the general layout, form and overall appearance of both the house and the site. Site plans, floor plans, and elevations are developed to help evaluate the ideas and concepts and set the final direction for the design.

III. Construction Documentation

Construction Documentation is the phase where the design is translated into the technical language of the builder. Working Drawings (blueprints) and specifications are prepared which detail the materials that are to be used in the house, where they are to be located and how they are to be installed. Fully dimensioned, detailed plans, elevations, sections, details, schedules and specifications are produced for bidding, permitting and construction. These documents provide the detailed information needed to build the design, and to facilitate construction.

IV. Builder Selection and Contract Negotiation.

Successful projects are usually the result of teamwork between owner, architect, and builder. The selection of the builder often involves competitive bidding, but sometimes a contract is simply negotiated with a preferred builder. In either case, we are available to assist the owner with the builder selection and contract negotiation process.

V. Construction Administration

The final phase of the process is the construction. We prefer to stay involved as your agent through construction, making regular visits to the site to observe the job’s progress and help resolve problems and questions, review submittals and shop drawings, and generally to see that the work is proceeding per the drawings and consistent with your intentions.
